Ok, so I'm putting my upgrade budget at $400 canadian.
I will need a processor, motherboard, and RAM but I can do the RAM piecemeal, upgrading as I go along so I don't include that. So 400 for the first two.
Any suggestions? I will only buy Intel Processors.

What did you end up settling with, Scott? Nothing yet. But kicking the tires on these: Intel core i5 6500 ($275) Gigabyte Z170 HD3 ($150) Leaves a bit of room for RAM on my budget. It wouldn't be a thoroughbred but it would be decent.

Decent base for sure. Hell, if I can run FO4 on my 9 year old motherboard with a q9550, 8gb memory, and r9 280 reasonably well, you should be great with that system. Your video card decent? I've been thinking about upgrading for the longest time. Used to build a new system every year in my college days. But nowadays I'd really consider buying a pre-built system. Especially one in which you can't source the parts yourself for less than they built it for.
