So there is a 17 acre property for sale about 30 minutes from where I currently live and work, very affordable, and already has a living space on the property. So naturally, I'm watching a couple Some Guy's Backyard videos and thinking how easy it would be to do something like that. But then I was like well that would be a lot of mowing and maintenance and can I even afford to build one green, much less multiple greens, and while I'm thinking of reasons not to do this, I'm already designing it in my head, and thinking it'd be easier to just have 1 big green that incorporates all the good template greens within it and then just set up tee boxes around the property and play into whichever template green you want. So then it became a cool little 2-3 hour challenge while I was at work, and this is what I came up with: 1 - Redan 2 - Biarritz 3 - Punchbowl 4 - Lion's Mouth 5 - Eden 6 - Thumbprint Short The idea being you could hit from the left set of tees into the Eden or Short, the right set of tees into the Biarritz or Redan, any of the tees into the Punchbowl, and the back tee would be a gnarly short par 4 into the Lions Mouth. Or you can just mix and match however you feel like because it's your yard. The entire green is about 33,000 sf, about 3/4 of an acre. I know, I know, I'm severely underestimating how much money and work and time it would be to build and maintain. I get it. But it'd be awesome, yeah? It looks great in game at least.

I doubt you're gonna get many answers other than to go for it! As long as lots of pictures are taken along the way.

You only live once... Personally, with all that land I'd build a 9 hole par three template course. Use what you dig out as bunkers to build the green pads.

Yeah, but then I thought driving to and mowing 9 different greens over 17 acres sounds like way more work than just driving to one big green and mowing it all at once, since it would need to be done 3-4 times/week. And then I was thinking - what's the best way to monetize it so that the upkeep at least pays for itself? Rent out the entire thing for like $100/hour, so 4 friends could pay $25/each to come and putt for an hour, or hit shots into it for an hour, or practice short game for an hour, etc. Or you each throw in $100 and rent it for 4 hours and it's pretty much your own private 9 hole to do whatever you want with. I mean it already has a huge horse arena and stables on the property, no telling what I could do with that. There aren't any pictures of the actual living space, so that would probably be the make or break for me. I'm calling the realtor to see if I can go see it today after work.

My biggest life goal is to buy a golf course, preferably a rundown one, and re-design it and turn it into both an interesting design and the centerpiece of a community. My Raynor Farms Municipal course was a virtual edition of this dream if I bought the course I grew up playing.
Serves as pretty good motivation in my work life, anyways.
Jump mf'er, lol!

Lol, I think there is a former country club in foreclosure about 45 minutes from Memphis also, but it's going up for auction and appraised >$600k, whereas this one I think I could get for around $150k, live on, and build something from scratch on. The only snag I've found (and why it hasn't sold yet) is it's in the 100-year flood zone, which means any new construction has to sit up on a pad 2-3' above the current pasture land to get it out of the flood zone. So if I did this and got tired of the upkeep or decided to move or something, worst case scenario I just level it off and have a nice 33,000 sf building pad with a small pond in front of it, right?

I don’t know about IRL, but conceptually this idea is pretty rad.

Maybe you could do this with astroturf or something like that. Can only imagine the maintenance and building costs of a real green that size if you're anything less than a 1-2%er.

Here they talk about the costings and work required 3 years after first laying the green.

I think I probably need to find a better site for this though, that Redan kicker alone would be a LOT of fill dirt for a flat site. I could save on a lot of excavation cost by fitting it into the land naturally somewhere. The Fried Eggs guys didn’t move a lot of dirt for theirs.
